We have had to contend with a very wet spring and several very heavy downpours this summer. Several of our clients have mentioned that they have had water problems with their houses for the first time, and have asked us for some advice.
The steps you can take to make sure your house does not develop problems are very inexpensive, and do not require a lot of effort.
Be sure that all of your downspouts are working properly. Check for any leaks, especially at joints. Be sure that all downspouts drain 6 feet away from your foundation. Purchase downspout extensions if necessary.
- Be sure any basement window wells are deep enough and are properly prepared with drainage materials at the bottom so that no water can pool and enter your foundation here.
- Be sure that the earth or hard surfaces around your house are graded to direct any water away from your foundation. A 15 centimeter drop over 3 meters is recommended.
- Install a rain barrel to collect rainwater from the roof. This water can be used to water the garden.
- Never create flower beds where they back on the foundation of your house. Do not plant large shrubs or trees close to the foundation.
- During your fall clean up, be sure the eaves troughs are cleaned out every year. Consider purchasing screening that prevents things to fall into them. Also be sure to turn off the water to your outside taps, and drain the line completely. Leave the taps in the open position until spring.
These simple steps will help protect your house. If you notice any water damage inside, double check the above items, and if necessary call in a professional to fix any foundation problems before further damage occurs.
